With property values plummeting and banks holding nonperforming assets on their balance sheets, a number of funds have been formed to buy those distressed loans and assets at bargain prices. But how many distressed asset sales have actually taken place in Chicago--is it more talk than action? How much of a discount can distressed assets be purchased for now? What are the legal issues an investor should know before buying distressed assets? Will more distressed assets come to market in the second half of 2009? What about the CMBS market? Once a distressed asset is acquired, what is the game plan: hold or sell? This panel, featuring both local and national distressed asset experts, will answer these questions and forecast the market for distressed assets in 2009.

This year, there may be an increase in overall vacancy rates this year within certain submarkets, flat or somewhat falling asking lease rates, a drop in construction activity and slow leasing activity. The credit crunch has caused landlords to offer for tenant improvements. Slack job growth has affected demand. Lingering questions about the market have slowed leasing activity. And major tenants are moving from the suburbs to the Central Business District. Is there any good news about the suburban office market?
