Setting the stage for a day of discussion, this panel of leading owners, developers, lenders and brokers will gauge the current green real estate climate and how it is interacting with the investment, finance and capital markets, development, and leasing of commercial property nationwide. Topics covered will include how office, industrial, multifamily and retail asset owners, investors and developers can both better their ROI and the environment by adopting green building standards and elements for both new and existing buildings, the challenges and benefits of increasing regulation at the local level, the increasing demand to meet LEED certification standards, breaking down the costs of green improvements and designs and how to get them financed, and how brokers can position themselves to gain new agency or tenant rep assignments through understanding green elements.

How are they gauging the vital yet difficult-to-measure improvements to the work environment for employees? Where do they see the "green bandwagon" headed and, having been involved are they convinced of its benefits and on board for the long haul? This Power Panel, representing owners from all property types, will cut through the hype to present working strategies and practical knowledge from the market’s most active players.

Reality in the debt and equity markets continues to be a flood of capital seeking deals of all sorts and increasingly, value-add deals that include green buildings. How does a building being green impact the financing of that sale and deal, and how are investors--both buyers and sellers--looking at the deal compared to a non-green asset. Will there come a day when a certain class of investors will only look at buying green buildings? Will green deals set better financing terms than non-green? Leading lenders and investors of all stripes will discuss new practices, mitigating risks, how they're getting deals done, and assessments of current and near-future markets for financing and investing in green buildings.

No one can dispute the importance of green initiatives to our environment. But real estate practitioners have a dual challenge in that they must embrace sustainability and maintain their fiduciary responsibility. This expert panel will cover the balance and conflicts of the two often-conflicting missions of green and the bottom line, focusing on how building owners, investors and developers can both better their ROI and the environment by adopting green buildings standards on existing buildings. Specific topics to be addressed will include LEED ratings, breaking down the costs of green improvements and designs and how to get them financed, how improvements and retrofitting can add resale value to an asset, how long-term cost savings can be realized via building features including HVAC, lighting and construction materials, and how brokers can position themselves to gain new agency or tenant rep assignments through understanding this issue.
