Sage commercial real estate developers and third party managers, recognizing the critical demand for student housing, continue to acquire and manage both off-campus, and in an emerging trendline, now on-campus housing facilities, paving the way for rapid growth in this niche market. Investors continue to respond, allocating a colossal $1.5 bn in new capital to student housing projects in the first half of 2007. Rents for student-housing properties rose more rapidly than traditional multi-family in 2007 and the average cap rate spiked to 6% in the first two quarters, compared to 5.2% for traditional apartments. In a final note on what may be the true “icing on the cake,” as we start 2008, analysts suggest student housing is a recession-resistant housing type, as college populations soar in both good and bad economic times.
